Real Estate Digitalization Initiative.
An initiative that acts to make our properties ready for the connected society of the future. We have a higher purpose to share our insights to help transition to and support the development of a target vision.

REDI.city (Real Estate Digitalization Initiative) is an initiative with a mission, passion and desire to increase the quality of properties and our society. At the same time, digitization should contribute to better experiences and make the properties more attractive.

Real estate is found almost everywhere there are people and it is one of the world's largest asset classes. The sector has historically been relatively slow to adapt to digitalization. Only in recent years has the digitization of properties accelerated and new solutions are developed and installed. One challenge is the (poor) use of standards that are common to the entire industry, which would significantly reduce costs and increase flexibility. As a consequence, it is often expensive to integrate the various solutions in the properties.

We seek a common understanding around digitalisation, infrastructure and standards in real estate to facilitate product and service development in the market.

We are a think tank, operate openly, and share our conclusions. Our higher purpose is to channel the change work to many and support the development of a target image.

Our work is shared in public reports There are no “musts” agreed, upon for the members or the market. We seek to standardize infrastructure to improve properties and servicesWe are not a procurement organization and we do not build, buy, or sell any products or services.

The issues we address go beyond the needs of property owners. It is a societal issue where the effects and costs of a weak ecosystem and lack of standards affect society and ultimately the tenants.

To achieve the goal of a digitized and efficient (operational, cost, and sustainability perspective) sector, the ecosystem must be prioritized over individual considerations. We like to collaborate with other organizations and do not compete with initiatives that create standards or companies that develop solutions. We do not promote or select individual companies. Our focus is on creating an increased understanding and creating joint structures.

The new 5G technology is better but requires more new equipment.
 
Continuing as today is not economically justifiable and new solutions where infrastructure is shared are required.

Today's properties have a very variable degree of digitization. It is not unusual that the equipment is not integrated, that it is controlled locally and that system security could be higher.

Systems must be integrated and managed efficiently to be economic and sustainable with good service to tenants and visitors.

A target architecture that creates clarity, is open, and is easy to integrate with other systems is needed.

Energy and charge

The energy requirements in a property evolve drastically. The change is driven by several factors, internal and external. One of the expected biggest impact factors is the electrification of our vehicles.

Property owners, transport companies, tenants, energy companies, and other stakeholders play different roles in this value chain and we are looking for a model in which the different interests can be satisfied.

We look forward to sharing our findings in 2023.

Spatial Data: Transforming Property Management and Ownership

Spatial data in property management enables efficient integration, visual representation and management of property information. Used correctly spatial data (BIM, digital twins, etc) can increase and optimize control of the assets in the building.

Regulations are as common as pike standing in a row, both big and small

NIS2, the 'Network and Information Systems Security Directive', is an upcoming directive that concerns security in infrastructure. There is quite a bit of uncertainty regarding the regulation, and we have sought assistance from the specialists at Kahn Pedersen to review what property owners need to consider. There are occasions when NIS2 affects a property owner, but generally, it does not.

Here's the English translation:Access and Physical Security in Properties (updated)Access and physical security is a large and complex area. In this report, we have developed a foundation for how to approach the issues from both strategic and practical perspectives.

We have divided the report into three parts: a summary report, an appendix describing the various building blocks, and last but not least, a collection of templates that provide support in the analysis.The appendix expands on and clarifies the issues discussed in the report.

They serve as support for the spreadsheet, which is a pure work aid.
